Site Preparation
We secure necessary local building authority approvals and permits for the home plan and home site improvements.
The home’s position on the site is determined before clearing occurs, considering factors like terrain, drainage, utility easements, and municipal requirements. The site is then surveyed and marked with stakes to show the final positioning. Trees and obstructions are cleared, and the soil is prepared for construction. Please note that some trees may be removed to establish proper drainage, and Velvet Pines reserves the right to remove existing trees as necessary, subject to state and local laws.
Timeline: 1 to 2 weeks (or longer, depending on weather and soil conditions).

Foundation
The foundation is a critical phase of construction. It supports your entire house and must meet or exceed national and local building codes. Velvet Pines uses post-tension foundations designed by licensed engineers, which are superior to monolithic foundations.
Professional craftsmen form the foundation, install reinforcing steel cables and underground plumbing, treat the soil against termites, and place a vapor barrier. Concrete is poured, and steel anchor bolts are embedded to complete the foundation. The foundation is then stressed, tested, and inspected.
Timeline: 2 to 4 weeks.

Framing
After the foundation is placed, the structure is ready for the framing process. The frame is the skeleton of your home. Velvet Pines can build your home out of many structural materials - that’s the benefit of using us. Some of the standards are
  • Sill plates being treated to prevent termites
  • Double insulated thermo break windows
  • Insulated exterior doors
  • Fireplaces are placed in the frame
All Velvet Pines homes include fire blocking and steel structural supports in key areas for your safety.
We use treated lumber in key areas to control moisture and termites, and engineered Oriented Strand Board roof decking with steel hurricane clips for maximum strength and safety. Your entire house is wrapped and sealed with sill plate air infiltration sealant, which protects your home against moisture and weather and saves energy.
Timeline: 1 to 4 weeks.

Mechanicals & EMP Installation
In this phase, the internal organs of your home are installed, including HVAC, plumbing, and electrical systems. Our highly trained mechanics install energy-saving insulation and pre-wire your home for various modern conveniences. As an EPA-approved Energy \Star home builder, we take special care in applying the insulation to your home during this phase.
You’ll be invited for a “frame walk,” or orientation, to verify that all your selected options are in place.
Timeline: 2 to 5 weeks.

Finishes
This is the midway point of the building process. Finishes include drywall, stucco, roofing, siding, bricks, concrete walls, and all major interior and exterior surfaces. You’ll be invited for another inspection as countertops, cabinets, doors, trim, paint, and other elements are installed.
Timeline: 2 to 5 weeks.

Trims
During this two-week phase, faucets, sinks, light switches, towel bars, doorknobs, and other small hardware are installed, bringing your design to life.

Flooring
Flooring is installed in the final week to protect carpets and hardwood from damage. Minor adjustments, touch-ups, and a thorough cleaning are done, preparing the house for the final orientation.

Final Orientation
Congratulations!
After weeks of hard work, it’s time for the final walk-through. You inspect your new home with us, ready to sign the closing papers and receive your keys.
